Me : I have a 1800 sq ft unit and a 2400 sq ft unit, prices for RE Agents are as follow…
Agent : Are they office style renovated?
Me : No, they are both entirely open areas, so your customer can renovate as they like without needing to remove any old renovation or rooms not suited their needs; and our units have private washrooms and electricity… (interrupted by the Agent)
Agent : Which unit is the 1800 sq ft one?
Me : That would be floor… (interrupted by the Agent)
Agent : Is that one office style renovated?
Me : No, since… (interrupted by the Agent)
Agent : Would you consider having it renovated first?
Me : No.
Agent : Why not?
Me : We can’t be sure which type of renovation our next tenant would need before they have rented however we also do not require our tenants to revert the renovations when they vacate the premises if they were office/warehouse type renovations. So the spending is still one time off but it is better for tenants this way since no one would want to spend any money on reverting the premises went they leave.
Agent : How about the units on floors…?
Me : They are not the size you requested.
Agent : It would seem that you have many vacancies.
Me : So what’s your question? Had I no vacancy at all, you wouldn’t need to call me.
Agent : Oh, I just thought you should consider having your units renovated first.
Me : My current tenants’ usages are office, showroom, warehouse, kitchen, and frozen meat storage, etc. What would be the usage of my next tenant be?
Agent : Say office usage.
Me : OK, a 3 year fixed contract and a 3 month deposit plus one month advance. How many rooms? What sizes? How many desks? Where do they want their desks, phones, electrical outlets? Linoleum or carpet? Which color?
